A free rental analysis gives you a market rent range for your specific house — comparable rentals, condition considerations, and how fast similar homes are leasing — so you can decide with real numbers, not guesses.

2. Get it rent-ready

A walkthrough identifies what actually needs attention before listing. Our in-house field team coordinates repairs, paint, and cleaning at cost — no maintenance markup — so the home shows well without over-improving.

3. Market and show it

Professional photos, listing syndication across the major rental sites, coordinated showings with secure access, and prompt applicant follow-up — the same leasing machine we run for hundreds of DFW rentals.

4. Screen carefully

Structured screening on income, credit, rental history, and local county and JP records — because the single biggest risk to a first-time landlord is the wrong tenant, not the wrong rent price.

5. Lease and move-in

Lease preparation, security deposit handling under Texas rules, documented move-in condition with photos, and utility transitions — done properly so move-out is clean a year from now.
