Meet the Team

The people owners and residents rely on.

Blue Atlas works because the team combines property management experience, resident support, leasing execution, maintenance coordination, administrative follow-through, and systems thinking.

Our Story

Before Blue Atlas managed for clients, Allison and Joe managed for themselves.

They started as investors. Allison and Joe Guillot bought their own properties, remodeled homes, built a rental portfolio, and sold when the timing made sense. They learned the owner side first because they were owners first.
Allison built the management company. Allison started Blue Atlas and grew the client base with deep industry knowledge, persistence, and a small team that had to be competent because there was no room for bureaucracy.
Joe built the field operation. While Allison built the management side, Joe ran remodel crews inside houses. That work became Make Ready Guys, an in-house maintenance company that gives Blue Atlas a practical advantage when homes need repairs, turns, and vendor coordination.
After Covid, they went all in. Allison and Joe chose to pursue property management full time. The business became a focused operating company: local people, strong field execution, and systems designed around real property management work.
Our Philosophy

The future belongs to excellent operators with tools built for the job.

Blue Atlas is not trying to run a modern management company on disconnected, one-size-fits-all tools. We believe operational superiority comes from experienced people, high standards, consistent effort, and systems that fit the work exactly.

Most property management software was built before the current technology shift. As AI changes how work gets done, companies with custom systems can connect leasing, maintenance, reporting, and communication in ways that are difficult to achieve with off-the-shelf workflows alone.

People first.

Software does not replace judgment. It helps competent people make faster decisions, spot issues earlier, and follow through with less friction.

Built from our own workflows.

Our systems are custom-built around how Blue Atlas actually leases homes, coordinates maintenance, communicates with owners, and supports residents.

Improving every day.

We believe we already provide excellent management, and we are still not satisfied. The point of custom systems is to keep making the team sharper.

How We Work

Good management is mostly follow-through.

Owner communication

Owners should know what is happening with leasing, maintenance, renewals, rent, and property performance without chasing basic answers.

Resident respect

A well-supported resident is more likely to communicate early, care for the home, and renew when the property is a good fit.

Maintenance control

Make Ready Guys gives Blue Atlas a field advantage: better coordination, faster turns, and more context when repairs need decisions.

Operational discipline

Lower fees only work when the company is efficient. We use custom systems to reduce overhead while raising the operating standard.

"Prompt, open and honest communications from our manager Dave and company head Allison. Would recommend without hesitation."
