Resident Guide

The general rules every Blue Atlas resident shares, in plain English. Your own lease sets the details for your home, and this page points you to them.

Fire, smoke, a gas smell, a carbon-monoxide alarm, or someone hurt: get everyone out and call 911. Do that first, before your portal and before calling us. Tell us afterwards.

Paying rent

Pay your rent in your resident portal. Sign in and open your Financials page, where your balance, your charges and your payments are.

The day your rent is due, and any late fee, are set out in your lease.

A question about a charge, a fee or a payment plan goes to our team: send it from Messages in your portal, and we usually reply within one business day. BART, the assistant in your portal, never asks for your card or bank details.

Repairs

Danger first. Fire, smoke, a gas smell, a carbon-monoxide alarm, or someone hurt: get out and call 911 before anything else.

Water pouring in? If you can safely reach the shut-off at the fixture or the home's main shut-off, turn it off first.

To ask for a repair, use your resident portal: report it in the Maintenance Center, or tell BART, the assistant in your portal, and it files the request with you. You can follow every request there.

Flooding, no heat in freezing weather, no air conditioning in a heat wave, no water or a sewage backup: send the request and mark it an emergency. An emergency request reaches our on-call team directly, day or night. For an urgent repair after hours you can also call our maintenance line, (214) 658-1793.

Our maintenance team reads every request and decides how quickly it needs to be handled. This page does not promise a time.

What you look after

Under the standard lease, residents look after the everyday upkeep themselves: air filters, light bulbs, smoke-alarm batteries, keeping drains clear, and yard care where your lease says so. Your lease sets the details for your home.

Some general home-care tips (general advice, not instructions for your particular home):

  • Change the heating and cooling (HVAC) air filter regularly.
  • When a smoke alarm chirps, replace its battery. An alarm that is sounding is not a chirp: get out and call 911.
  • Keep drains clear.
  • A tripped breaker or a GFCI outlet can be reset once. If it trips again, or an outlet is warm, buzzing or sparking, that is a repair, and sparks or a burning smell are danger first.
  • In a freeze: let a faucet drip, open the cabinet doors under the sinks, wrap exposed pipes, and know where your water shut-off is.

Please do not try do-it-yourself work on gas, electrical wiring, a water heater, or plumbing beyond turning off a shut-off valve. Anything broken, leaking, not working or damaged is a repair: report it.

BART in your resident portal can tell you your own home's details, such as where the water shut-off and the electric panel are, and your air filter size.

Utilities

Your lease says which utilities you set up in your own name and which stay with the home. BART in your resident portal can tell you which ones are yours for your home.

Starting or transferring service. If your lease includes the Resident Benefits Package, its utility concierge helps you start or transfer service in your name. Ask BART in your resident portal, or send our team a message from Messages.

Pets and animals

A pet is a request first. Before a new pet joins your household, send a pet request from your resident portal, or ask BART to start one. Our team decides each request, and the pet terms for your home are in your lease.

An assistance animal, or any other accessibility request, is a request too. Send it from your resident portal or to our team, and a person on our team handles it.

Quiet hours and neighbours

Please be a considerate neighbour: keep noise down, especially late at night and early in the morning.

Some homes have their own rules, such as quiet hours, parking, trash day or amenity access, for example from a homeowners association. BART in your resident portal reads your home's own guide and can tell you what applies to you. Blue Atlas sets no company-wide quiet hours: the noise rules for your home come from your lease and, where there is one, your homeowners association.

Renter's insurance

Send us your renter's insurance policy from your resident portal: start a renter's insurance request (or ask BART to), then attach the policy. It is kept on your record and shows in your details in the portal. Every Blue Atlas lease requires renter's insurance.

Moving out

How much notice you give, and by when, is set out in your lease. You can prepare your notice in your resident portal, and BART can draft it with you. Your notice counts once you sign it.

Your lease runs through its end date, and rent is owed through that date whatever day you actually move out. If you expect to be out sooner, telling us early still helps: it lets us get started on the walk-through, the keys, your deposit and getting the home ready.

Leaving before your lease ends is a lease break, which our team handles case by case. Send it to our team from your portal.

Your security deposit. If you paid a traditional security deposit: under Texas law, within 30 days after you move out we send you your deposit, less any lawful deductions, with a written list of those deductions. We need your forwarding address in writing to do that: add it to your notice in the portal, or send it to us in writing.

Deposit insurance. If you have deposit insurance instead of a deposit, there is no deposit to return: we send you a final move-out statement, and what happens next follows your insurer's terms.
