How To Read A Fee Schedule

Five things that decide what you actually pay.

Management fee

The recurring monthly charge, as a percentage of collected rent or a flat dollar amount. A percentage rises with every rent increase; a dollar amount does not. Neither is automatically cheaper — it depends on your rent.

Minimums

A percentage quoted with a minimum (“9%, min $135”) is a dollar fee on any home below the crossover rent. Check the minimum before comparing percentages.

Leasing fee

One-time, when a new resident signs. Ranges widely — from half a month’s rent to a full month, sometimes with a separate listing or activation charge on top.

Renewal fee

Charged when an existing resident signs another term. A flat renewal fee stays put; a percentage renewal fee grows with your rent. Some schedules do not publish one at all.

Maintenance markup

A percentage added to the vendor’s invoice, or a per-work-order coordination fee. It is the fee most often missing from a published schedule, and the only one that grows when your home needs more work.

Tiers

Most companies publish several plans. A headline percentage usually belongs to the entry tier, and the features an owner assumes are included often sit a tier above it.
